Want your home to sell more efficiently! Preparation Tips….
Remove The Clutter
Rooms free of clutter will show much better. If the home has a lot of knick knacks, put them away. If there are shelves with statues, a lot of books, figurines, DVD’s, CD’s etc. put them away or remove them from site. Remove the refrigerator magnets and other decorations that your children may have made and placed around the home. While they may look nice to you, to a prospective buyer they can be distracting. In addition, the rooms will look larger and more spacious.
Clean The Home First!
Clean the house from top to bottom. Try to make it look like a model home. This is especially true of your children’s rooms or play areas. Touch up the walls, clean the windows, and make sure the carpets are clean. You would be amazed what will show up on video. Pay close attention to the kitchen and bathrooms. Nothing should be on the counters. Put all personal items into drawers or out of site for the video taping.
Remove the Pets and Children While the videographer is there
Remove all pets and take your children out some place while videographers are video taping. Noises from the pets and children, along with them playing in the home can create a less then desirable video, as well as be distracting to the viewer.
Open the Curtains and Turn on the Lights
Have all the blinds and curtains open prior to the videographer showing up. Turn on all the lights, especially if you have any accent lighting. This will help the home look brighter and show off the accent lighting.
Fresh Flowers
Put fresh cut flowers out in the kitchen, dining room and in any other places you feel they will look appropriate.
Table Settings
Set the kitchen and dinning room tables with some nice table settings. These small personal touches can make all the difference in the video. Just don’t over do it.
Landscaping
Clean up the landscaping and make sure the grass is cut. Trim any trees and remove all weeds from the landscaping. You may want to put down fresh mulch to make the outside look fresh. This is probably the least expensive thing you can do to increase a properties value.
The Exterior
Check over the exterior of the home. If you have a lot a statues or figurines in the yard, remove them for the video taping. Make sure the porch is cleaned up and looks nice. Touch up any exterior paint problems. If you have any signs or flags flying remove them for the video taping.
The Driveway
If the driveway has grease or oil stains, get a few cans of engine degreaser from any store that has auto supplies. Spray the oil and grease spots. Let them set for 2 to 3 minutes then rinse with a hose. You may have to repeat this several times. The stains will either be removed or lightened considerably.
Everything you do to your home will improve the way it is presented on video and ultimately improve it’s salability.
